THIS INDENTURE made the tenth Day of January in the Year of our Lord One Thousand Seven Hundred & Sixty three BETWEEN Henry Moller Senior of Cocalico Township Lancaster County and Province of Pennsylvania Yeomen and Elizabeth his wife of the One Part and Henry Moller Junr. of the said Township Cocalico and County aforesaid Yeoman of the other Part.

WITNESSETH that the said Henry Moller Senr. and Elizabeth his wife as well for the Love and Natural Affection that they retain for their said Son Henry Moller Junr. as also for and in Consiteration of Twenty Shillings Lawfull Money of Pennsylvania unto them in hand well and Truly paid by the said Henry Moller Junr. at and before the Sealing and Delivere hereof the Receipt Whereof the said Henry Moller Senr. & Elizabeth his wife Do Hereby Acknowledge and thereof Do Acquit and forever Discharge the said Henry Moller Jun. His Heirs and Assigns by these Presents Have Given Granted Bargained Sold Alliened Remised Enfeofed Released and Confirmed and by thes Presents each of them Do Give Grant Bargain Sell Allien Remise Enffeoffe and Confirm unto him the said Henry Moller Junr. and to his Heirs & Assigns forever

A Certain Percel of Two Jaining Tracts of Land Situate in Cocalico Township aforesaid

BEGINNING at a Chasnut Corner by the Land of Michael Andreas and Extending by the said South Twenty Two Deegrees East Eighty one Perches and a halfe to a Black Oak Corner & thence by the said East Ninety Perches to a Corner Chasnut by the land of Jacob Moler and by the said North Sixty Six Degrees East thirty Perches to post set on for a Corner and thence by the said South Fifteen Degrees East One Hundred and four Perches to a post set on for a Corner in a Line by Land of Benjamin Gorgus & by the said North Seventy five Degrees East fourty Perches and a halfe to a White Oak Corner, And thence by the Land of John Metter and by the said North fifteen Degrees West One hundred and Ten Perches to a Small hekery Marked for a Corner thence by the said North Sixty Six Degrees East thirty five Perches and a halfe to a Stone a Corner And North West Seventeen Perches and North Sixty Six Degrees East Eighty three Perches to a Stone Corner by the Land of Jacob Groff and by the said North West fifty Six Perches to a Stone Corner and South fourty Degrees West Sixteen Perches thence by the Said Henry Mollers other Land the same Cours Ninety Six Perches to a Black Oak Corner and thence Extending by the said West by North One hundred & Seventy three Perches to the place of Beginning Containing Ninety Six Acres and one halfen Acre and the Allowance of Six Acre Per cent for Roads and Highways &c. (Seventy one Acres thereof being a part of a Certain Tract of one hundred and fourty Acres Surveyed to the said Henry Moller Senr. by Vertue of a Warrant from the Proprrs. Dated the 23th of Aprill 1735 and returned into the Secretaries Office the 17th of September 1736 And by a patent or Grant Under the hand of Thomas Penn Esqr. And the Great Seal of the said Province Bearing Date the Twenty Eight Day of September in the Year of our Lord 1736 ther was Granted unto the said Henry Moller and to his Heirs and Assigns forever the said one hundred and fourty Acrers for the Consideration therein mentioned as et May More fully appear by the said Patent or Grant Recorted in Philadelphia in the Office for Recording of Deeds for the City & County of Philadelphia in Patent Book A. Vol. 8. Page 98 &c., the 18th Day of November. 1736 And Twenty five Acrers and a halfen Acre thereof being a part of a Small Tract of fifty five Acres & Allowance being Surveyed unto the said Henry Moller Senr. in Pursuance of a Proritarys Warrant Dated the 27th Day of November 1745 & Returned unto the Secretaries Office the 16th Day of September 1746, And by Patend under the Great Seal of the said Province &c. Bearing Dated th 18th Day of April in the Year of our Lord One Thousand Seven Hundred and fourty Seven ther was Granted unto the said Henry Moller Senr. and to his Heirs and Assigns forever

ALL that Small Tract of Fifty five Acres and Allowence for the Consiteration therein mentioned as et may more fully Appear by the said Patent Recorted in Philadelphia in the Office for Recording of Deeds for the City and County of Philadelphia in Patent Book A. Vol. 13. Page 432 the 30th Day of May 1748)

TOGETHER also with all and Singular the Houses Buildings Impruvements Ways Woods Waters Water Courses Rights Members Hereditaments and Appurtenances Whatsoever thereunto belonging or in any Wise Appertaining and the Reversions and Remainders thereof And also all the Estate Right Title Interest Use Possession Property Claim and Demand Whatsoever of the said Henry Moller Senr. and Elizabeth his wife of in and to the said Described percels or tracts of Land and Premises hereby Given Granted or mentioned so to be

TO HAVE AND TO HOLD the said Ninty Six & one halfen Acrers of Land & Allowance Hereditaments and Premises hereby Given or Granted or mentioned so to be with the Appurtenances unto the said Henry Moller Junr. his Heirs and Assigns To the Only Proper behoof of him the said Henry Moller Junr. his Heirs and Assigns forever

UNDER the Proportionable part of the Proprietary Quitrent Accruing for the hereby Granted Premises to the Chief Lord of Lords of the ffee thereof and the said Henry Moller Senr. and Elizabeth his said Wife Doth hereby Covenand for them and their other Heirs To and with the said Henry Moller Junr. His Heirs and Assigns that he the said Henry Moller Senr. his Heirs and Assigns against him the said Henry Moller Senr. and his other Heirs and Against all and every other person and persons whatsoever Lawfully Claiming or to Claim by from or under him them or any of them shall and will Warrant and forever Defend by these Presents and for the further and more better Assureance & Confirmation of the said Described Pieces or Parcels of Land Hereditaments & Premises hereby Given and Granted or mentioned so to be and of every or any Part thereof with the Appurtenances unto the said Henry Moller Junr. his Heirs and Assigns as by him or them or by his or their Council Learned in the Law shall be Reasonably Devised Adviced or Required And that he the said Henry Moller is the Sole and Lawfull Owner & Proprietor of the said Land and Premises hereby Granted and is Seised thereof in his own Right as of an Indefazabel estate in fee Simple without any Condition Limitation or other Claus matter or things olter Change Defeat or macke Void the same

And that the said Henry Moller Senr. now hath Good right full Power Lawful & Absolute Authority to Give Grant and Convey the said Ninety Six Acrers and a halfen acre of Land with their Appurtenances unto the said Henry Moller Junr. his Heirs & Assigns in Menner afforsaid

And that the said Granted Premises with the Appurtenances Now are & from henceforth forever hereafter shall Remain & Continue unto the said Henry Moller Jur. His Heirs & Assigns free and Clear & freely and Clearly acquited & Discharged of and from all and all menner of former and other Bargains Seales Gifts Grants rights titles Estates Claimes & Demands arrearages of rents and other Incumbrances Whatsoever IN WITNESS Whereof the said Parties to thes Presents have Interchangeably put their Hand & Seals hereunto the Day & Year above Written.

The fifth Day of April in the Year of our Lord One Thousand Seven Hundred and Sixty three Personaly appeared before me Emanuel Carpenter Esqr. One of his Majesties Justices of the Peace for the County of Lancaster the above Named Henry Moller and Elizabeth his wife and Acknowledged the above Written Indenture to be their Act and Deed and Desired the same might be Recorded as Such according to Law the Said Elizabeth being thereto Voluntarily Consenting & the Intents of this Indenture made known unto her.
